Aging-in-place design, also called universal design, means building a home that works for people across a range of mobility levels and life stages. It is not about medical equipment or institutional aesthetics. A well-executed aging-in-place home looks identical to any other well-designed home. The difference is in the framing, the door widths, and the layout decisions made during the design phase.

According to the U.S. Census Bureau, adults 65 and older will outnumber children under 18 in the United States by 2034. In Georgia and North Carolina, retirement-age migration has accelerated this trend. These buyers have equity. They are not stretched on financing. The Features That Matter Most

Zero-Step Entry

A zero-step entry means no threshold step at any exterior door. This is the single most requested accessibility feature we see builders adding to plans. It requires attention during foundation design, particularly on slab-on-grade construction where the finished floor elevation relative to the exterior grade must be carefully managed. This is straightforward to detail in the plan and inexpensive to build when designed from the start.

Wide Doorways

Standard interior door width is 32 inches. A wheelchair or walker requires a minimum 36-inch clear opening. Adding 4 inches to every interior door width costs almost nothing during framing. Adding it after framing requires repositioning the rough opening, patching drywall, and replacing the door and casing. At a minimum, ensure the primary bedroom, primary bathroom, and kitchen have 36-inch doors.

Main-Level Primary Bedroom and Bathroom

The most significant layout requirement for aging-in-place buyers. A two-story plan with the primary suite on the upper level does not work for buyers who anticipate eventual mobility limitations. Single-story plans or two-story plans with a main-level primary suite are what this buyer segment wants. This is a plan selection and marketing decision as much as a design decision.

Roll-In or Walk-In Shower

A curbless shower eliminates the step-over threshold that is a fall risk and a mobility barrier. This is a framing and rough-in decision. Specifying a curbless shower in the plan ensures the plumber and tile setter are working from the correct design. Adding it after the fact requires breaking up the slab or subfloor to reposition the drain.

Blocking in Bathroom Walls

Installing solid blocking in bathroom walls at grab bar height during framing costs approximately $50 to $100 per bathroom. Installing grab bars after framing without blocking requires locating studs or using toggle anchors, neither of which provides the structural support required for a 250-pound load. Blocking in the walls does not require installing grab bars now. It means the option is there when needed.

Lever Hardware Throughout

Round doorknobs require grip strength that diminishes with age and arthritis. Lever-style door hardware is easier to operate across a range of hand strength and is the same cost or marginally more than standard knobs.

Wider Hallways

Standard hallway width is 36 inches, which meets code but allows very little clearance for a walker or wheelchair. A 42-inch hallway is significantly more comfortable. Adding width to hallways requires adjusting room dimensions in the plan, which is easier to do at the design stage than after permitting.
