Our process is designed around efficiency, for our clients to use their money wisely, and to ensure a realistic product is created. This 3-step method is aimed at helping you understand an overview of the process.
THE SCHEMATICS
Consider this your napkin sketch. The schematic process is a fluid and collaborative approach to designing a house that begins with raw ideas and basic sketches. We welcome your input to the table and strive to integrate your ideas into the design. While this is the time to dream and explore different opportunities, the process is mindful of the overall budget to avoid investing too much time and effort in plans that may not be realistic or budget-friendly. With this in mind, our goal is to consider estimated square footage and capture initial concepts of floor plans and exterior to scale.
DESIGN & DEVELOPMENT
It’s time to bring your sketch to life. In the design and development phase, the drawings are translated into CAD (Computer-Aided Design) to establish square footage and ensure accurate scaling. Client feedback is encouraged at this stage while the plan is still flexible, allowing fine-tuning, customization, or cutting square footage. These CAD files can be used to coordinate with builders to determine an approximate budget. In this stage, exterior 3D models are provided. Optionally, we can provide 3D representations of the interior, conveying approximate furniture placement and interior design ideas.
CONSTRUCTION DOCUMENTS
The moment you’ve been waiting for! Once the design is approved and the cost to build is established, the necessary documents for constructing the house are created. The completed design and 3D models are transformed into comprehensive building documents. Before the construction drawings are finalized, an all-inclusive review is conducted to ensure the site, structure, and plan information is evaluated by both the client and the builder. Once signed off by all parties, the documents are sealed by a structural engineer and considered ready for build.
